Wilshire Holding Group - are they scam???

I heard that Wilshire Holding Group buys our property for the amount we owe. They take up our title and also helps in keeping our credit up. They foreclose the property by working with the lender and giving us purchase contract,transfer deed, HUD1 settlement statement. Sounds too good but are they scam??????

I just started renting a house that Wilshire Holdings "owns".  I am super confused on how to proceed with the lease and paying them after reading this.  Originally the house was owned by a friend of mine, they used Stuart's services , walked away but still wait for the bank to send their "papers" , meanwhile the house has been sitting vacant for 2 years.  A month ago I started looking for a place to rent.  My friend said OMG- my house that is still sitting vacant i think needs someone, call Stuart.  I did.  He was flustered because he did not realize the house was sitting with no one in it for that long and said yes, please, move in on a month to month lease- CHEAP $300 plus utilitise.  I would just be responsible to fix minor things but they would take care of the larger issues.  Anyway, I am now in my first month of renting from them.  He was very rude to me on the phone the last time I asked him for assistance with plumbing and gas leaks.  Very rude.  I like the place and would plan to stay as long as I can but reading that he is a major scam artist-do I continue to pay or just wait until the bank rolls this house into a full forclosure?  Which it is in I just found out yesterday.  I would hate to pay a company like this and a man like that!  

Any suggestions?


Wilshire is a scam...sold them our condo for quit claim deed...they stated our credit would be affected...now have foreclosure on credit as they let property go into foreclosure...condo went to auction and loan company bought for $100.00....then sold for $36,900.00. Then loan company wanted us to pay taxes on the difference of what we owed to what they bought it for...lucky for us our accountant knew what he was doing so we didn't have to pay the taxes.....if there is a class action suit against Wilshire holding group...I would like to join the group

Wilshire is a complete scam. They will take your money and do zero communication with the bank, and you will get a foreclosure on your record. You can get the foreclosure without paying anyone! And in my case I paid them in 2008 to take my deed, and BofA still has not foreclosed and the HOA is coming after me for legal fees. I filed suit against Wilshire to get my title back into my name and won a judgment against them for what I paid them and legal fees, of course they did not pay the judgment. This has been the most painful learning experience ever and it is still not over for me and its really hurting my life. S. Veneer is evil and I prey that he will get what's coming to him one day.


I personally went through this bogus company in 2011 and the bank never switched Wilshire Holding to any of the home loan documents. All you're paying is for his company to put your home's quit claim deed in their name- THAT's IT. It's a lie and I hope nobody else falls for this.

 

 


when I knew I could not make a mortgage payment due to unemployment, I did not want to ruin te credit that took me may years to rebuild. I contacted Stuart Vener. He assured me no problem, my credit will not be ruined, etc. I am hoping he will deed the property back to me so I can do something besides the humility of a foreclosure. People can look at you and shake their heads saying "wow man, yoiu should have seen him coming. When you are desparate and not working, you believe because you want to believe. I believed him and I am not a stupid woman, quite the opposite, I am not familiar with real estate terms, that is all I am guilty of.

You will still be obligated for the loan your deed is the only thing they put in their name and you still ow for the morgage that wilshire holds the deed to so morgage company will sue you or forclose on you and you are stuck with a morgage to something you dont have the deed for anymore ,hilshire makes you think they are taking lien and every thing an you are clear but absolutly crooked raw deal,We argued deep after 2 years and house deteriated an us responsible with name on loan we thought we sold to wilshire, Got deed back from them and trying to not lose house an get morgage worked out and getting back in house dont know at this point what bank will do!!!!


We thought we sold our house a couple years ago trying to save our credit which was great ,When we hit hard times when economy got rough ,Well wilshire holding group got the deed left us with financial responsibilaty and tell you when morgage company calls disregard it becouse it takes a little time for process to take effect ,Well two years later house is in limbo and we are two years behind on a house we suposidly sold but scammed so we called non stop confronted them and after the 2000dollars we paid in the beginning they finally deeded it back for another 200dollars but by now house vacant 2 years deteariated and almost in forecloser so now we are trying to work with bank an fanne mae to work out payment plan to get back into it, Please save yourself and stay way clear of hilshire holding company ,still not sure what will happend but they devestated us we just was nieve and wanted to save r credit but they killed it.
